Unit / Stata Plans
Unit Plans are the ACT’s equivalent of a Strata Plan in NSW. A Unit plan is created to handle the legal ownership of a portion of a building or structure. In the ACT a Units Plan can either be Class A or Class B. Class A Unit Plans are created for the use of apartments; while Class B Unit Plans are generally created for townhouses. A registered surveyor is required to measure the property and create a Units Plan.
In NSW a Strata plan is created to allow an individual to own part of a property. It is generally created for the use of apartments or townhouses. It allows individuals to own part of the property and share ownership of the remainder of the property which is known as common property. A body corporate is created to facilitate the strata. Stata plans can be created for residential uses, commercial, mixed use, retirement villages, caravan parks etc. A registered surveyor is required to measure the property and create a strata plan.
